Prices are given per 1 m². The final amount is confirmed after a free measurement, taking into account the real condition of the property and the scope of work.

VAT is not included in the prices shown.

Note — what this price covers

280 AZN/m² covers shell work only. It is not the cost of a finished house or a fully completed property. Interior finishing is calculated separately, under the renovation packages.

Work included in shell construction

Shell construction is the initial stage of a house. The price of 280 AZN/m² covers the work in the three sections below.

1. Foundation and preparatory work

• Excavating the foundation trenches, hand-cleaning the base and setting out the levels.
• Blinding concrete — M-100 (B-7.5), 5–10 cm thick.
• Reinforcement cage — A-III (A500C) 14–16 mm, links A-I (A240) 8–10 mm.
• Strip foundation — certified ready-mixed M-350 (B-25) concrete, placed monolithically with mechanical vibration.

2. Structural masonry and facade

• Plinth — 0.80–1.00 m high, sawn stone laid on cement and sand mortar.
• External walls — sawn stone masonry 40 cm thick (two stones).
• Internal partitions — sawn stone 20 cm (one stone).
• Facade — base coat plaster to beads on cement and sand mortar.

3. Roof, doors and windows

• Roof — a pine timber structure, a vapour barrier membrane and 0.45–0.50 mm profiled sheeting.
• Windows — white 60 mm PVC profile with ironmongery, fitted and sealed with polyurethane foam.
• Entrance door — a safe-type steel structure.

After this stage the house is ready for interior finishing. Interior work is calculated separately, under the renovation packages.

Work not included in shell construction

The following work is not part of the 280 AZN/m² price and is costed separately.

Whether this work is needed depends on the project and is determined during the measurement. VAT is not included in the prices shown.

The stages of building a private house

Building a private house usually follows the sequence below. This describes general construction practice:

• Studying the plot and the design — measuring the plot, choosing or preparing a design.
• Foundation work — forming the base.
• Frame and walls — the load-bearing structure and wall masonry.
• Roof — the roof structure and covering.
• Facade — external cladding work.
• Services — water supply, drainage, electrics and heating.
• Interior work — renovation and finishing.

Our real construction experience

On private houses we have completed 10 projects: building houses in Lachin, Khojaly and Aghdam; major construction and renovation in Baku, Ganja and Goygol; building single-storey houses in the Albalylyg settlement of Baku. Shell work has also been carried out in Oghuz, Gusar and Baku.

Building villas and country houses

Alongside private houses we build villas and country houses. The way we work is the same: choosing or preparing a design, shell construction, then the finishing stage.

Villa designs usually have a larger area, more complex structural solutions and additional structures — a garage, a terrace, the area around a pool. These elements affect the shell construction calculation, so the cost is confirmed after inspecting the property.

Country houses are more often intended for seasonal use, and the structural requirements can differ. What suits each case is determined by the location of the plot and how it will be used.
