280 AZN/m² covers shell work only — it is not the cost of a finished house. Interior finishing is calculated separately, under the renovation packages.

What renovation includes
Each of the three renovation packages consists of five sections of work:
- Electrics and plumbing — cable, sockets and switches, plumbing runs.
- Walls and ceiling — preparation, painting, wallpaper, plasterboard ceiling.
- Floor — the base, the floor covering, skirting.
- Bathroom and kitchen — tiling, bathroom ceiling.
- Doors — internal doors and the bathroom door.
The structure is the same in all three packages; what differs is the level of the materials.

What the price includes
In all renovation packages the price includes materials, transport, removal of construction waste and engineering supervision.
Bathroom fittings, the boiler and radiators, mouldings and bespoke design elements, kitchen furniture and appliances are not part of the package — they are costed separately.

What affects the cost
The figures in the table are base prices per 1 m². At your property the final amount is confirmed depending on the following:
- the area of the property — the basis of the calculation;
- the real condition of the property — assessed during the free measurement;
- the actual scope of work;
- the package chosen — the quality of materials, the country of manufacture and the overall level;
- additional structural work — if monolithic concrete, beams and columns are needed.
For that reason an exact quotation is drawn up only after the measurement.

Frequently asked questions
How much does renovation cost per 1 m²?
The Economy package is 300 AZN/m², Standard 400 AZN/m² and Premium 550 AZN/m². The same five sections of work are carried out in all three packages.
How much does building a house cost per 1 m²?
A turnkey house is 580–830 AZN/m²: shell construction at 280 AZN/m² plus an interior renovation package. Shell construction alone is 280 AZN/m². Monolithic work, beams and columns are quoted separately, depending on the project.
Is 280 AZN/m² the cost of a finished house?
No. 280 AZN/m² covers shell work from the foundation to the roof. A house that is ready to live in also needs an interior renovation package — together from 580 AZN/m².
Is VAT included in the prices?
No. VAT is not included in any of the prices shown on the site.
Are materials included in the price?
Yes. In the renovation packages the price includes materials, transport, waste removal and engineering supervision. Bathroom fittings, the boiler and radiators, and kitchen furniture are not included.
How do the renovation packages differ?
The structure of the work is the same in all three packages. The difference is in the origin and level of the materials: Economy uses materials made in Azerbaijan, Standard materials made in Turkey, Russia and Iran, and Premium materials made in Italy and Turkey.
